Are you an extra layer of cost?
How do you save us money?

Although we will appear as a "line item" in the overall project budget, our fees are often covered through the hard and soft-cost savings that our involvement provides. Our inclusion in the facilities process always results in savings of effort, time and cost. Time is money for our clientele and because we pride ourselves in finding the most cost-effective solution, they ultimately think of us as a cost-savings measure as opposed to an added layer of cost.

I already have an in-house facility manager/team?

Our team was developed with the intent of complementing and supporting existing resources as opposed to replacing and/or duplicating their efforts. Gordian can step in at any level and handle the surplus workload, whether it involves full portfolio or project management, relocation management or simply a signage conversion program. Think of us when your in-house team is overloaded with on-going projects or needs more time to focus on core-business functions.

Although our "added value" is maximized when we are brought in at the beginning of a project, it is NEVER too late to have The Gordian Group assist in your facilities initiative. We have an in-depth understanding of the entire project process and thus can add value at every stage along the way.

Can you imagine what would happen if you tried to repair your car's engine on your own to avoid paying for the services of a professional mechanic?

Smaller companies generally try to attack their facilities initiatives on their own and end up spending significantly more time than they expected to on project issues. As a direct result, employees are often unable to concentrate on day-to-day revenue-generating responsibilities and valuable time and energy is wasted. In the end, it is often more costly to divert energies from core business functions than it is to hire an external team of professionals to manage the project process.

What are your fees?
How do you charge for your services?

Gordian usually works on a Fee for Service basis. An initial meeting allows us to gain a complete understanding of our client's requirements and enables us to assess the resources and scope of service required. We are then able to determine the duration of the project, establish our fee, and incorporate these elements into our final proposal.

  • Our fee is generally a Maximum Upset Fee, which guarantees that our
       proposed fee will not be exceeded unless the scope of the project has been
       altered.
  • Unlike many other players in the industry, we do not derive our fee based on
       a generic per-square-foot basis.
  • Our consultants and project managers can also work on an hourly rate
       depending on the situation.
  • You don't have an office in my city, so how can you service my location?

    Geography has never been an issue at Gordian. Our in-depth understanding of the entire facilities and real estate process enables us to manage a project virtually anywhere. Should your project be located in a city without a Gordian office, we will either deploy a Gordian representative to that location or find a local project manager to work within the Gordian process. Many past and present clientele have requested our assistance in other cities, provinces, countries, and continents. As such, we have an undeniably strong track record of successfully completing projects outside our immediate service areas.

    Can you help me find space for my new office facility?

    We certainly can. Though we are not real estate brokers and do not broker any transactions, we still play a valuable role in any site selection process. Gordian can help you select the appropriate broker - a decision that can determine the outcome of each real estate initiative you will encounter. We then work with the broker to help analyze the short-listed sites and identify all hard- and soft-costs involved in the complete set-up of each site. Armed with all the appropriate qualitative and quantitative information, you will then be able to make an educated and objective decision as to which site is the most appropriate for your needs.
